Spring’s auction momentum shows no sign of easing: across the combined capitals, the market recorded a 69.1% clearance rate last week, up from 67.2% previously, as volume surged above 2,600 scheduled auctions. Sydney hosted 1,483 auctions with a robust 74.1% success rate and a median house price of A$1.875 million; the biggest headline was a five‑bedroom house at 30 Banool Ave, St Ives selling for A$7.5 million, reflecting the depth of premium buyer demand. Melbourne’s clearance rate slipped to 73.8% after the Melbourne Cup long weekend limited volume to 597 auctions, but a four‑bedroom Northcote home still reached A$4.25 million, showing quality properties command strong competition. Brisbane reported 226 auctions with a 56% clearance rate, while Adelaide (74.6%) and Canberra (67%) maintained healthy results. For Home Run players, these figures highlight two themes: there’s no shortage of buyers for well-presented family homes in blue-chip suburbs, but clearance rates and buyer depth vary markedly by city. Use this data to calibrate your pricing strategy, paying close attention to median prices and standout sales in your target area. Market commentary only — not financial advice.
